​Please read these Terms and Conditions carefully before making a booking. By submitting a booking enquiry, paying a reservation fee, or signing a tenancy agreement with Leicester One, you agree to be bound by these terms in full.
1. Definitions and Parties
In these Terms and Conditions, the following definitions apply:

"Leicester One", "we", "us", or "our" refers to Leicester One Ltd, operating the student accommodation at 103 Granby Street, Leicester LE1 6BN.

"Resident", "you", or "your" refers to any person who books, applies for, or occupies a room at Leicester One.

"Room" means the en-suite accommodation unit allocated to the Resident, including all fixtures, fittings, and furnishings.
-
"Common Areas" means all shared facilities including kitchens, lounges, study areas, cinema room, corridors, and all other communal spaces within the building.
-
"Tenancy Agreement" refers to the formal licence or assured shorthold tenancy agreement entered into between the Resident and Leicester One.
-
"Academic Year" means the period from approximately September to June, aligned with the University of Leicester and De Montfort University term calendars.
2. Eligibility
To be eligible to book and reside at Leicester One, you must:

Be a registered full-time student at the University of Leicester, De Montfort University (DMU), or another recognised higher education institution in Leicester;

Be aged 18 years or over at the commencement of your tenancy;

Provide proof of enrolment or a conditional acceptance letter from your institution;
-
Have the right to reside in the United Kingdom for the duration of your tenancy;
-
Not have been previously evicted from Leicester One or any other student accommodation for misconduct.
Leicester One reserves the right to request additional documentation to verify eligibility at any point during the booking process or tenancy.
3. Booking and Application
All bookings are subject to availability and the acceptance of Leicester One at its sole discretion.
3.1 Reservation
A non-refundable reservation fee (as specified at the time of booking) is required to secure a room. This fee will be deducted from your first rent instalment upon signing a Tenancy Agreement.
3.2 Documentation
You must supply all requested documentation — including proof of student status, photographic ID, and any guarantor information — within 7 days of receiving a booking confirmation. Failure to do so may result in your booking being cancelled and your reservation fee being forfeited.
3.3 Guarantor
International students and, where required, UK students may be asked to provide an approved UK-based guarantor or to pay the full tenancy fee in advance. The guarantor must be over 18 years of age and earn an income sufficient to cover the rental obligations.
3.4 Room Allocation
Specific room type requests are accepted in good faith but are not guaranteed. Leicester One reserves the right to reallocate rooms of equivalent or superior specification where necessary.
4. Tenancy Agreement
Your occupation of a room at Leicester One is governed by a formal Tenancy Agreement which will be provided to you prior to move-in. The Tenancy Agreement takes precedence over these Terms and Conditions in matters of individual tenancy.
4.1 Duration
Tenancy periods are fixed and aligned to the academic year or as specified in your Tenancy Agreement. Early departure does not release you from financial obligations unless otherwise agreed in writing.
4.2 Licence vs Tenancy
Depending on your circumstances, Leicester One may grant either a licence to occupy or an assured shorthold tenancy. The form of agreement will be confirmed at the point of contract execution.
4.3 Joint Bookings
Where multiple individuals book simultaneously, each person's booking and obligations remain individual and independent. No individual is responsible for another resident's rent or conduct.
5. Fees and Payment
All weekly rates include: electricity, water, high-speed Wi-Fi, basic contents insurance, access to all communal amenities, and building maintenance services. Current weekly room rates are subject to change for future academic years and will be confirmed at the point of booking.
5.1 Payment Schedule
Rent is payable in full for the year or in agreed instalments as specified in your Tenancy Agreement. Instalments are due by the stated dates. Late payment may incur an administration charge of £25 per week until the outstanding balance is cleared.
5.2 Payment Methods
Payments may be made by bank transfer, credit or debit card, or such other methods as Leicester One may make available. All payments must be made in GBP (£).
5.3 Arrears
Persistent non-payment of rent constitutes a breach of your Tenancy Agreement and may result in termination of your tenancy and legal proceedings to recover outstanding amounts.
6. Deposits
6.1 Security Deposit
A security deposit (as stated in your Tenancy Agreement) is required prior to move-in. This will be registered with a government-approved Tenancy Deposit Scheme (TDS) within 30 days of receipt, as required by the Housing Act 2004.
6.2 Deductions
Deductions may be made from the deposit to cover damage beyond fair wear and tear, unpaid rent or charges, cleaning costs, or replacement of missing inventory items.
6.3 Return
Subject to any agreed deductions, your deposit will be returned within 10 working days of the end of your tenancy and satisfactory completion of a check-out inspection.
7. Cancellation Policy
7.1 Before Signing
If you wish to withdraw your booking before signing a Tenancy Agreement, you must notify us in writing. The reservation fee is non-refundable in all circumstances.
7.2 After Signing — Cooling-Off Period
You may cancel your Tenancy Agreement within 14 days of signing, provided you have not yet moved in. Written notice of cancellation must be sent to hello@leicesterone.co.uk. If cancelled within this period, your deposit (minus any reservation fee) will be returned in full.
7.3 After the Cooling-Off Period
After the 14-day cooling-off period, you are liable for the full rent for the agreed tenancy period unless a replacement tenant acceptable to Leicester One is found. Leicester One will use reasonable endeavours to assist in finding a replacement but does not guarantee this.
7.4 Exceptional Circumstances
In cases of visa refusal, medical withdrawal from your university (with supporting evidence), or university rejection, Leicester One will consider cancellation requests on a case-by-case basis. Appropriate evidence must be provided within 7 days of the triggering event.
8. Resident Conduct
Leicester One is a community of students. We expect all residents to behave responsibly, respectfully, and in accordance with these rules at all times.
8.1 General Standards

Treat fellow residents, staff, and visitors with courtesy and respect at all times;

Keep noise to a considerate level, particularly between 23:00 and 08:00;
-
Keep your room and any shared areas clean and tidy;
-
Do not engage in behaviour that causes nuisance, harassment, or distress to others.
8.2 Prohibited Activities
The following are strictly prohibited within Leicester One and its premises:
-
Smoking or use of vaping devices in any indoor area;
-
Possession, use, or distribution of illegal drugs or controlled substances;
-
Unauthorised storage or use of alcohol in excessive quantities;
-
Keeping pets or animals of any kind;
-
Use of candles, incense, or open flames;
-
Tampering with fire safety equipment, smoke detectors, or sprinkler systems;
-
Conducting any commercial or business activity from the premises;
-
Subletting your room or allowing unauthorised persons to occupy it;
-
Physical or verbal abuse of any person on the premises.
8.3 Visitors
Residents may have occasional visitors, but overnight guests are limited to a maximum of 3 consecutive nights and must be signed in at reception. Visitors must comply with all house rules. You are responsible for the conduct of your guests at all times.
Violations of conduct standards may result in formal warnings, financial penalties, and/or termination of tenancy.
9. Property Use and Care
9.1 Room Care
You are responsible for keeping your room in a clean and good condition throughout your tenancy. At the end of your tenancy, the room must be returned in the same condition as at move-in, subject to fair wear and tear.
9.2 Alterations
You must not make any alterations, additions, or decorations to your room or the building — including painting walls, drilling fixtures, or attaching items that cause damage — without prior written consent from Leicester One.
9.3 Furnishings
Room furniture must not be removed from the room or repositioned in a way that causes damage. Damaged or missing furnishings will be charged at replacement cost.
9.4 Bicycles and Storage
Bicycles must be stored in designated areas only and may not be brought inside rooms or common areas.
9.5 Waste
Residents must dispose of waste responsibly using the designated bin areas and recycling facilities. Leaving rubbish in corridors or common areas is not permitted.
10. Maintenance and Repairs
Leicester One is responsible for maintaining the building structure, communal areas, and all included fixtures and fittings in good working order.
Residents must report any maintenance issues, damage, or defects promptly to the management team via the provided contact channels. Failure to report issues that subsequently worsen may result in the resident being held partially liable for the cost of repair.
Emergency repairs will be attended to as a priority. Routine repairs will be addressed within a reasonable timeframe. Leicester One does not accept liability for temporary disruption to services caused by necessary maintenance work.
11. Access and Inspections
Leicester One reserves the right to access your room for the purposes of inspection, repair, maintenance, or in cases of emergency. Except in emergencies, we will provide a minimum of 24 hours' written notice before entering your room.
Periodic inspections (typically quarterly) will be conducted to assess the condition of the room and to ensure compliance with these Terms.
CCTV cameras operate in communal areas and at building entrances and exits for the safety and security of residents and staff. CCTV footage is retained and processed in accordance with our Privacy Policy and applicable data protection law.
12. Liability
12.1 Our Liability
Leicester One takes reasonable steps to ensure the safety and security of the building and its residents. However, we do not accept liability for:

Loss, theft, or damage to your personal property;
-
Injury arising from the negligence of another resident or visitor;
-
Disruption caused by events outside our reasonable control, including utility provider failures.
Residents are strongly encouraged to maintain personal contents insurance for the duration of their tenancy.
12.2 Your Liability
You are liable for any damage caused to Leicester One property by yourself, your guests, or as a result of your failure to comply with these Terms. Leicester One reserves the right to recover the full costs of repair or replacement.
12.3 Force Majeure
Neither party shall be liable for failure to fulfil obligations where such failure is caused by circumstances beyond their reasonable control, including acts of God, fire, flood, pandemic, or government action.
13. Termination
13.1 By Leicester One
We reserve the right to terminate your tenancy with appropriate notice in the event of:

Persistent or serious breach of these Terms or your Tenancy Agreement;

Non-payment of rent for 14 or more days after the due date;
-
Behaviour that poses a risk to other residents, staff, or the property;
-
Loss of student status where you fail to notify us within 14 days.
Where appropriate, we will issue a written warning prior to termination. All termination notices will comply with applicable landlord and tenant law.
13.2 By the Resident
You may not terminate your tenancy early except as provided under Section 7 (Cancellation Policy) or with Leicester One's written agreement and the successful placement of a suitable replacement tenant.
14. Website Use
All content on the Leicester One website (www.leicesterone.co.uk), including text, photographs, room descriptions, and pricing, is the property of Leicester One and may not be reproduced without written consent.
Whilst we take care to ensure all information on the website is accurate, Leicester One does not warrant that all content is free from error or omission. Prices and availability are subject to change without notice.
The website may contain links to third-party websites, including university websites and social media platforms. Leicester One is not responsible for the content or privacy practices of any third-party sites.
15. Governing Law
These Terms and Conditions, and any Tenancy Agreement entered into under them, are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Leicester One is committed to participating in an appropriate Alternative Dispute Resolution (ADR) process where disputes cannot be resolved directly. Leicester One complies with all applicable legislation including the Housing Act 1988 (as amended), the Landlord and Tenant Act 1985, the Consumer Rights Act 2015, and the UK General Data Protection Regulation (UK GDPR).
